Top 3 Tips for Staging a Home

My Top 3 Tips for staging a home are simple and they may be just common sense tips, however, it's easy to forget some of the vitals when selling your own home.

When preparing your home for sale it's not uncommon to miss those things you currently see on a daily basis.

1. Clean and De-Clutter

Of course no one likes to clean and de-clutter, especially when you're moving out but you also want to receive top dollar right? Take extra time to deep clean and really make your home sparkle.  Additionally, if your home is currently being lived in, de-clutter and remove personal items. Sure it's nice to see pictures and accents, however, a potential buyer does not care about your family heirlooms.

2. Encourage Lots of Light

Add light to every room with lamps or simply opening blinds and drapes. For a window with a not so beautiful view, keep the blinds half closed or use sheer draperies.  Adding lighting with lamps is another way to encourage a good ambiance. Another secret trick are those fabulous LED candles. No need to worry about a flame, yet they give the home an ultra cozy feel.

3. Be Wary of Odors

We've all walked into those older homes that are filled with a musty, damp smell and I've also been in homes that smell too much like pets, baby powder and more. You don't want to have too much of a strong odor anywhere in your home. Be mindful that you may not smell your pet or that musty chair you took in from a relative. I recently was in a home that had an excessive smell of baby powder and a bit of dirty diaper. I understand they have a beautiful newborn, but opening a window for a few minutes would have worked wonders. Finally, I recommend you ask a friend or family member who you can trust will be completely honest. A foul or just unusual smell to them will turn off someone instantly!

I hope these top 3 tips encouraged you to be conscious of some of the rather simple things that are easy to forget. Among the grand scheme of things, these vitals can be lost, but are OH SO IMPORTANT!
